Why We Built This
Tools like AirDNA and Mashvisor provide excellent market data — but they cost $40–$100/month and are designed primarily for professional operators and agencies. Individual investors who want to evaluate one or two properties before buying don't need a subscription platform. They need a fast, accurate calculator that does the real math: amortization-based mortgage payments, proper cash-on-cash return, and an honest break-even occupancy rate. STR Profit Calculator was built as a free alternative — so anyone can stress-test a deal in two minutes without a credit card.
Methodology
Market benchmarks (nightly rates, average occupancy by city) are sourced from AirDNA, Rabbu, and Mashvisor market reports for 2024–2025. All financial calculations use standard real estate accounting formulas: mortgage payments use the standard amortization formula, cash-on-cash return is calculated as annual net income divided by total cash invested, and break-even occupancy is solved algebraically from fixed and variable expense structures. Seasonal revenue projections use month-level occupancy multipliers derived from published STR industry occupancy data for five market types (Beach/Coastal, Mountain/Ski, Urban/City, Suburban/General, and Resort/Desert).
